City View Building RestorationUtmost Renovations just finished another successful major building restoration project in Columbus. Dates of service were June 5th to June 25th. Utmost helped with the budgets in 2012, assisted in defining the scope of work with an engineer, and collaborated with its strategic partner, Mark Shy, owner of Renovators, Inc., who acted as the general contractor. Ohio Equities is the property manager for this building and was, once again, easy to work with and very professional.

The scope of work included the following: hung swing stage off upper roofs, cleaned the north elevation via a pressure-washer and light detergent, ground out all the bad, missing, open, and/or City View Building Restorationfailed mortar joints and tuckpointed using an historical mortar mix, patched and/or replaced several bad spalled brick, cut out, cleaned, and re-caulked all window perimeters and steel lintels using dark bronze urethane sealant, removed two old busted downspouts, replaced them with new galvanized steel downspouts,  primed/painted downspouts, and re-hung them on the building, primed one coat all exposed masonry and middle tower glazed brick using Sherwin Williams Loxon XP Primer, and painted two coats using Sherwin Williams XP Loxon Paint. This paint is ideal for old masonry and allows some movement in masonry without cracking, peeling, losing its adhesion, etc. , while keeping most of the water out as it is an elastomeric paint or considered a decorative waterproofing. Finally, we re-painted by hand the City View Logo/Sign.

City View Building RestorationWe were the “best” bid and our team approach to this project worked great. We even did some extra painting on the upper parapet walls and replaced the downspouts and primed/painted them at no extra charge. This was a value of nearly ten percent of the entire contract. Overall, the project turned out well for all involved, including most importantly, the customer. We hope to earn the other work slated in the future on the building.
