Utmost Completes New Garage Project

Utmost Renovations recently built a single car garage in Ashville. This was an add-on to the existing two car garage the home owners currently have. This project was unique because we included a combination bathroom and swimming pool changing area. This will allow the customers to enjoy their pool in the summer without always tracking through the house to change or use the bathroom. It also included a shower which will come in handy not only for the pool, but also their future garage and yard work.

This job did require permitting so once zoning and permits were issued we began. After we made sure there were no utility lines in our way, we dug the footers, roughed in the plumbing drain lines and stack, and poured the concrete with a new driveway approach tying into the existing driveway at a 45 degree angle returning back straight to the garage to give them plenty of room to access the new bay.

Once the concrete had time to cure we framed the walls on top of treated plates. The structure of the existing house has many different roof lines and pitches. To make the new garage look uniform with the existing house our designer decided to construct a hip roof resembling the front of the house verses going with a (lean-to) type roof. This was definitely the correct decision and the owners are very pleased with the results. We were also fortunate in finding dimensional shingles, siding, and soffit that matched the existing very closely, since the house is over 20 years old.

Once the new structure was under roof and sheeted we installed Tyvek moisture barrier and vinyl sided the three  exposed exterior walls. Then we installed all of the doors, trim, fascia, and soffit. Since we weren’t finishing the inside, we could do all of the electrical work still leaving it visible for the inspector. The next phase was to finish all of the plumbing work. This consisted of installing all water supply lines, shower, commode, and European vanity. The inside of the new garage will not be heated at this time, so we installed shut off valves in the basement to keep the lines from freezing in the cold weather.

Final touches were installing gutters and downspouts, a new outside water spigot, and some exterior painting of cedar trim. Once the final inspections were completed and passed we handed the owners their new remote controls and they could start enjoying the extra space of their new garage.
