Central Hotel Apartments Structural Repair Project

The former Grand Central Hotel Apartments in downtown Galion is in need of some major structural shoring, repairs, and re-framing. It is a large three story building that not long ago was converted into an assisted residential living quarters with scores of tenants. During the re-hab project approximately a decade ago, the original general contractor dropped the ball and went belly-up. Needless to say, some aspects of the construction were very inadequate. This was unbeknownst to the present partners who own the building.

Today, the building is owned and managed by a partnership between Ohio Capital Corporation (OCCH) in Columbus and LEADS/Gorsuch Property Management in Newark. This partnership is strong and very conscientious as they are quickly rectifying the improper previous work completed on the building while ensuring the tenants safety. They have, once again, placed thier trust and confidence in Utmost Renovations to properly and safely make the building safer and correct the problems that need addressed.

Utmost Renovations is performing selected demolition, temporary and permanent shoring, forming and pouring concrete footers and setting support or shoring posts, removal and replacement of drywall and matching existing finishes including textured ceilings, floors and subfloors, installing new steel shelf angles or lintels and securing with Hilti epoxy anchors to support weakened and inferior framing, replacing inaequate hangers, installing blocking or squash blocking, re-framing ledger boards, floor joists, LVL’s, and setting new large steel I-beams, building stud walls and some smaller masonry block walls, etc.

This is all being done with the majority of the tenants remaining in the building though some have to be moved out for short durations. Imagine doing this kind of work with scores of elderly or disabled people around all the time. Often times, Utmost’s crews have to do some light work with tenants in their apartments while ensuring very little disruption and mess and promptly cleaning up the construction debris. The leads and crews are working hard and doing an outstanding job on this project. The manager is pleased with them as there have been no complaints and the tenants are all very happy the work is being completed in a timely and orderly manner.
